Passwordless Login is Being Enabled August 6, 2025 - Notes for the Resident
With Passwordless login, you can access RentCafe Resident Services using one of the following login options:
• Continue with Email
• Continue with Google
• Continue with Microsoft
• Continue with Apple
Before you begin
• One-time codes sent via email or SMS text messages will be active for 10 minutes.
• Secure links sent via email will be active for 30 minutes.
• If you use an expired link, it won’t count as a failed attempt.
• You’ll be locked out of your RentCafe account after six failed attempts.
Continue with Email
You can log in using the email address associated with your RentCafe account.
1. Select Continue with Email.
2. Enter the email address associated with your RentCafe account and click Send Verification Code.
3. Two options appear:
a. To receive a verification code on your mobile device, select Send Verification Code to Text.
b. To receive a URL link, select Send Verification Code to Email.
Continue with Google
You can log in using your Google account.
1. Select Continue with Google.
2. If you’re already logged into your Google account on your device, click the link to access your RentCafe account.
3. If you’re not logged into your Google account, complete the Google Sign in screen that
appears and then you’ll be redirected to RentCafe.
Continue with Microsoft
You can log in using your Microsoft account.
1. Select Continue with Microsoft.
2. If you’re already logged into your Microsoft account on your device, click the link to access your RentCafe account.
3. If you’re not logged into your Microsoft account, complete the Microsoft Sign in screen that appears and then you’ll be redirected to RentCafe.
Continue with Apple
You can log in using your Apple account.
1. Select Continue with Apple. Two options appear.
2. To log in using your password, enter your Apple password to access your RentCafe account.
3. To log in using a passkey, scan the QR code to access the URL link to your RentCafe account.

NOTICE - Effective May 6th, 2025:

Colonial Investment & Management Company will no longer accept Credit or Debit Card payments made by telephone or in-person at our office. Credit card, Debit card & ACH payments will only be accepted via our RESIDENT PORTAL accessed through our website. Personal Checks, Bank Checks and Money Orders only will be accepted in our office. ACH Payments made through the Resident Portal are now FEE FREE. Walk-In Payment System (WIPS) is also an easy method for our tenants to make their monthly rent payments. Contact the office during regular business hours for further information on the payment methods offered to all of our tenants.

If you need to drop off a rent payment at our office outside of regular office hours, there is a mail-slot drop to the left of our office door. Residents may also go to the RESIDENT PORTAL tab at  www.colonialinvestment.com  to register to make rent payments online via Credit Card, Debit Card or directly from your checking account via ACH. ACH Payments are Fee Free to our tenants. Neither Phone-in nor Walk-in Credit/Debit Card payments are accepted by our office staff. Residents may also choose to contact our office to get their code information to make cash payments using a Walk-In Payment System (WIPS) at participating local locations. Locations currently include 7-Eleven, CVS Pharmacy and Walmart Money Centers.  Contact the offices of Colonial Investment & Management Company for further information on each of these payment options.

We do not have "model" apartments for showing. You will see the apartment for which you have applied. Apartment showings are limited to VACANT apartments only until further notice.
